Gentrification is happening and happened in Ethiopia, specially in Addis in the form of Corridor development to attract Arab and other asian or even european investors. That project is of course not for the poor. It was and is aimed at erasing culture, the poor and specific ethnics. That is one big reason why Horus/hodus needs a punch in the nose about his lies and posts on corridor/the gentrification process (which is mostly hurting not serving the people).
The problem is Ethiopians don’t voice their pain because their culture is often submissive for fear of abuse or people did not grasp the agenda well.
